Forget what the goundhog saw. As far as the housing market (in Southern California) sees it, spring has sprung and lower rates are thawing a multi-year freeze on movement in the housing sector. People aren't just "physically" moving, they are also moving on from purchase loans during the 2022-2025 buying period, when rates reached as high as nearly 8%.
Does this mean a new home, or new home loan is right for you, right away? The answer is maybe.
As the "Sub 6 Era Begins" we look at each set of goals independently. If you plan to move in the next 2-3yrs, a refinance may not be the best use of your funds/equity. If you're wanting/need to list your home to find one that better suits your needs, you should know that existing home contract in Jan were up almost 8% year-over-year. This shows more buyer initiative in the market. However, these increased contracts also so a significant uptick in cancellations. Having the RIGHT list strategy, paired with the RIGHT buyer is key!
Think outside the box!
