Rates eased a little in April, with the 30-year fixed settling around 7.125% after sitting higher through the winter. That small move is enough to bring some buyers off the sidelines, so there's more activity now than there was at the start of the year.

Median sale prices kept climbing, up about 4% since last spring, and homes are moving faster once they're priced right. Inventory is still tight, but a few more listings came on this month, which gives buyers a little more room to negotiate.
