Pending Home Sales Rise, Retail Sales Surprise

Pending home sales climbed 1.5% in March, beating expectations and confirming what we keep seeing on the ground: buyers are active even with rates where they are. Retail sales jumped 1.7%, but most of that was higher gas prices doing the work, not stronger consumer spending. Jobless claims held low at 214,000, though continuing claims edged up again, telling us people are getting laid off less but taking longer to land the next role.

This week carries weight: Fed decision Wednesday, plus PCE inflation, Q1 GDP, and Case-Shiller home prices. Mortgage bonds pushed back above their 200-day moving average, a positive technical signal heading in.

Bottom line: demand is still there. Inventory is the lever. If you have buyers sitting on the sidelines, this is the week to reopen the conversation.
